I was trying to help my friend move into the Arabella 2 building in Shoreline. The leasing agent Arianna was made aware that my friend would need a co signer to move in because of my friends low credit score. I paid the $250 to hold the unit and $50 to process the application once we spoke with Shane to clarify some things, THEN process the application. Arianna processed the application before we spoke with him, without inputting that a co signer would be needed and had a voucher to clarify its value . Now that that it came back denied for the credit score and the co signer option wasnt put in before they processed the application there is apparently "nothing" they can do to reverse it. I am so pissed off and disappointed i cant believe this happened with two weeks for my friend to find a new home. Arianna messed up big time. There needs to be thorough training so this does not EVER HAPPEN AGAIN.

I lived with a roommate at Sedona 215 September 2020 till may 18th. Prior to moving out I had given a 20 day notice as requested by the manager at the time. The notice was given and signed by her. 20days after I had moved out and the lease ended however without me knowing my room mate had stayed another month and I was billed for the extra month. I called Epic to discuss why I was not aware of this and why my security deposit was forwarded to an unknown address. They haven’t responded yet and it’s been since May 2023 I’ve been calling every week. Now I have a hard inquiry on my credit for something I did not do. Was not aware of; and my “security deposit” was sent to another persons address and not to me.

DO NOT RENT FROM EPIC ASSET PROPERTIES.

They do not maintain their buildings and never take accountability for it. Additionally, they do not hold problematic tenants accountable for their actions.

At their Sedona property, the elevator has been out for over 2 and a half weeks and they have provided no information as to when it will be fixed, have provided no support to those of us who have been impacted by this (unable to transport items to/from apartment units due to the elevator being out), and maintain that they will still be charging tenants the full cost of rent despite additional "amenity" closures such as the rooftop and community space. The resident crackheads on the 5th floor have also ruined the laundry room.

As someone who has lived at this property for over 5 years, they have never fixed the entry doors and it's common that you will be locked out of the building from the main entrance and have to walk around to the opposite side to get to your unit. This is in addition to people regularly setting of the smoke alarm and having to vacate the building sometimes multiple times a month.

You'll also be greeted by dog piss and poop at the entrance of the apartment building every day, and regularly get the bonus of it being in the elevator.

A friend of mine lived at another EAM building in Lake City and faced similar issues in the years she lived there. My mom rented with them in Everett and that complex was absolutely vomit-inducing 🤢.

An absolute garbage company that runs garbage properties. Please do yourself a favor and look elsewhere to have a space to call home.

Epic managed my apartment complex for a couple of years and it was wholly substandard. Many services that other management companies provided were taken away. The staff was condescending and rude, whenever you went in there to ask them a question they acted like you were a huge inconvenience.

The worst is that they only gave us five days notice that they were no longer going to be our management company. One day after they notified us, they still cashed a subsidy check that was meant to go towards my rent.

At one point I would have given Epic a moderate 3 out of 5 stars- but now it will have to be 1. I rented at a complex in Everett called Camelot Apartments for a time. I moved out in 2020.

Here we are, 2 years and some change later- and I am now being contacted by a debt collector for an outstanding payment that was due to the complex. I personally pride myself on paying all bills on time, so this was an unwelcome surprise to say the least. After some discussion, it sounds like Epic tried to mail the outstanding bill... 2 years later, here in 2022. Even still, no bill was received despite the fact that we both have the correct address to work with.

So to summarize, Epic didn't bother to notify me that I had an outstanding invoice with them for 2+ years, "mailed it" (funny how there is no proof when it comes to mailing something) despite two phone numbers AND valid emails on the account that could have been used. So now I get to have a ding on my credit because something was "mailed", allegedly.

This review is mostly provided as a summary of events for myself, but as a warning to anyone who does decide to rent something from Epic Asset Management. Triple check any accounts of yours you may have with them to make sure any surprise invoices or bills are taken care of ASAP.

When I wanted to extend my lease from 4 months to 6 months, they wanted to jack up the rent by $600/month. For a studio. I had been a good tenant and had even brought in another tenant, but they reiterated that this studio with 0 amenities should be over $2000/month should I want to extend my lease. I declined and found somewhere else to live.

4 weeks later they changed their mind. After I had made all of my arrangements. I imagine they changed their mind only because they can't get new tenants to move in. Elevator out since end of July, not appealing to people looking to move in!
