The manager (Angela West) does not answer phone calls, emails, or letters. She does not even show up to the office they have listed. No one is there. Their business policy is to ignore everything and Angela is the right person for the job. Angela will never return your phone calls or requests and when you do 'catch her' on the phone she treats you like a child an makes excuses instead of trying to help you. She does not provide information relevant to paying dues, getting parking passes, accessing the facilities. This information is not readily available on the owners website so you will get stuck with lacking compliance and have to learn the hard way. They do not communicate (as they are required to per the CC&Rs) on what they are doing on the property (example painting they just show up and say that are doing the work without letting you know their schedule). This company is just here to take the HOAs money and do as little as possible.

It has been a pleasure working with this company over the last decade plus. They have been fair and professional! I appreciate Angela West consistant hard work into the community to ensure it is not neglected. This community is very well managed, from the landscaping and pool, to the buildings needing upkeep or repairs.

I do not see how there are current 5 star ratings. I have lived in this community for 10+ years and I have heard nothing but negative things from our community as a whole about the HOA MANAGER, specifically referring to her unprofessionalism, bad attitude and manners, and inability to address concerns without getting defensive.

I work as a HR director and I can say without a doubt if I was head of her HR department that her demeanor alone would be unacceptable.

Our fees increase every year with little change. The grounds are pretty, sure, but the pool area is outdated and unkempt. The furniture is falling apart and they removed the only awning YEARS ago and left just dirt. The gates are constantly being repaired and tires are stolen, cars are stolen, property vandalized, and tenants harassed. We PAY for a gated community, and yet hardly is it gated.

They also do not know the laws properly and try to make up their own when it comes to animals. If I was not prepared with proof that they were making things up, it would have cost me HUNDREDS of dollars in fees.

Whoever is in charge aside from Angela really needs a wake up call and recognize that 80-90% of the community is miserable with the way it is managed and professionally handled.

Follow up, another year has gone by and nothing has improved.

Follow up, nearly two years from moving in to the community. Angela West still ignores every phone call and e-mail I send, rarely holds HOA meetings, doesn't enforce any community guidelines, isn't upkeeping or providing repairs per the community CC&R's and yet, our monthly fee's have increased.

I have lived in my current community for 8 months. I have had 2 repair issues and Angela West has been unable to address these issues. After 4 months, she began to completely ignore my requests for a status update or follow up. So for the past 4 months I have been unable to reach her at all by any form of communication. It is beginning to appear that my only option to "work with" this company will be through a legal team.

I'm so glad I hired Angela West to manage my properties. As the name implies she is very reliable. She is honest, hardworking and has all the right contacts to make repairs cost effective. Inspecting the properties on a regular schedule means less stress for me and timely notice of any problems. Reliable has saved me a lot of money and continues to give me positive results.

March 25, 2019 UPDATE: Our homeowners association couldn't get rid of Angela West and her (Un)Reliable Association Management fast enough. We have discovered that bills were not properly reviewed and paid...we ended up overpaying for many utilities and other bills. Her bidding process for services was haphazard and reported to the board verbally. The bids were not in the best interest of the HOA, but what was convenient and easy for her. Financial statements were not prepared in a timely manner. She hardly ever returned phone calls to either board members or home owners. She failed to keep our HOA in compliance with our bylaws and/or state law. And now that she no longer provides us services, she will not return HOA records or financial statements. We are in a position where we cannot file tax forms for last year because she will not give us OUR property...OUR records! She will not even return homeowner assessment ledgers! Some homeowners suspect that funds are missing. We hope we can eventually do a complete audit...which will be difficult until we get attorneys and law enforcement involved. PREVIOUS REVIEW: We have made two requests of our HOA via Reliable Association Management, one for landscaping issues and one for fencing issues. Both requests were made via email to RAM, and followed up with phone calls. We have not received a reply after several months. At a face to face meeting with owner Angela West, she claimed to know nothing about our requests. More alarming to us was her obvious lack of concern, which was presented in a way that was downright disrespectful. Run away from anything managed by RAM. UPDATE (July 2018) I have repeatedly asked Reliable Association Management for documentation regarding our HOA Board actions, policies and procedures. They refuse to even acknowledge the questions. Angela West has repeatedly made statements and commitments that she does not live up to or follow through on. For example, she promised fencing repairs several weeks ago that have yet to be done. Our community fire extinguishers are FIVE YEARS expired, which she is aware of, and has done nothing. We asked for information about condo wiring issues last November, and we're still waiting for a return call, nine months later. There is a member in our condo complex who has waited more that a year to get a roof repaired. Another cannot get a simple key to our RV storage area to retrieve and use her camper...she has been waiting for FIFTEEN MONTHS to get a key! We have an old pool key that she simply refuses to exchange for a new one...she wants $50 for a new key when other homeowners were able to exchange theirs...and she will give no reason for her demand for cash. I cannot recommend Angela West and her Reliable (?) Association Management company to manage anything at all.

I stumbled upon all of these reviews for Reliable and am shocked at the low ratings as this has not been my experience over the years.

First, an HOA or Property Manager provides oversight and guidance to the board and owners. They do not own the properties or associations nor have the authority to make decisions or implement changes.

That being said, here is my experience....

My dealings with Reliable have been positive from a business perspective. I have been provided accurate information, especially in complex situations. There have been a few times that the answers haven’t been what I wanted, but they were the right ones. From tenant violations to property issues such as electrical problems and architectural control, the follow up and guidance I have received has been correct and allowed me to make the right decisions.
