I moved into 86 N 300 W for the 2023-24 school year. Before I moved in I asked to see pictures or a floor plan of this house and asset wouldn’t provide any of those. It was an affordable place that my friend and I could move into together so we stuck with it. My room was in the basement and when I moved in it smelled awful! It felt super humid in the basement and smelled like mildew. There were also dead bugs and old tenants belongings everywhere. The AC was broken as well and the company tried to get us to fix it. It took nearly a month to get them to come fix it. The house is very old and definitely has the “landlord special” where everything is painted over. Another quirk was everytime the washing machine drained the kitchen sink would fill up with dirty water. Overall the experience living there was not ideal. The cherry on top was that I only received $72 back out of my $400 security deposit. They sent a receipt and half of the things they charged me for were from the upstairs roommates. I just had to leave this review to warn others about this specific address along with pictures. Zero out of ten, would not recommend to a friend.

EDIT: in response to company. This review is a warning about this specific address. I asked for pictures multiple times and was told they don’t have any. We were also told to fix the AC and possible mold problem ourselves (I have screenshots of all the conversations) I also left the space I used better than I found it. One upside was when our ceiling in the basement bathroom was pouring water the company came and fixed the problem the following morning.

The apartment I moved into smelled like cigarettes although it was claimed the carpet was cleaned and was immediately shut down when brought to their attention. Cleaned the place, decorated, and finally got rid of the smell, only to be charged a huge cleaning fee getting almost none of my deposit, an early termination fee, even though I went out of my way to find several tenants to apply and worked out everything for them, and rude interactions online with the owner who is ignoring requests for documentation about payments and receipts. Be aware of everything in their contract, they will try take 900$ from you for moving out. While I did leave some scuffs in the paint on the wall, I was also charged for repairs on things that should have been done before I moved in as they were written on my move in sheet. They dismissed any interaction with me and any requests, and have been rude and condescending to my parents who have been forced to get involved because the company doesn’t like students.

This is in not a review against Tiffany. She did a great job in the process and answered all my questions. This is for whoever she answers to. We filled out an application, was told we were approved and the place would be ready next week and that she would call me Monday morning to finalize and go over details. I notified my current landlord of this and started packing. Well the next day I get notified that I can no longer rent the home because they sold it and the buyers want to move in earlier than planned.

Don’t put a home on the rental market if you are unsure you can rent it, take an application and tell the potential tenant they are approved and can move in, then rip out the rug. UNPROFESSIONAL!

Asset Management is by far the worst company I’ve ever rented through. I went in with a positive attitude, even after hearing mixed reviews about them, but I immediately regretted my decision the morning of checking into Willowbrook. They were not friendly towards us students at all and acted as if we were a nuisance.
I was the first roommate in my apartment to check in and when I arrived at Willowbrook I was greeted with the most disgusting apartment I’ve ever moved into. The first thing I saw were leaves and trash all over outside the front door. The apartment smelled like cigarettes and marijana, the entire place was so dirty. Disgusting couches, a dirty kitchen, an old beat-up dryer that barely worked, and mold under my roommate’s bathroom sink.
The apartment had been repainted over the summer which was obvious seeing as there was paint on all of the furniture and fixtures (hair had been painted over on the walls). The mattress was dirty, the bathroom was absolutely disgusting and covered in men’s hair and urine. It took hours of cleaning and a significant amount of money spent on cleaning supplies before I felt comfortable even moving my things in. The maintenance man even agreed with us that the apartment had not been cleaned. A cleaning company was sent over after I had complained but by this time I had cleaned most everything on my own. The blinds in the bedroom were also not properly fitted to the window and there were huge gaps on either side (my window was level with the sidewalk outside) which allowed any passerby to look directly into my bedroom which prompted me to have to buy curtains for privacy. We also did not have screens on any of our windows. I’ve never felt so unsafe in an apartment before.
Upon move-out, I cleaned and left my room in 100% better condition than I had received it. I then did not receive any of my $400 deposit back and was charged an additional $170 for cleaning, drains being snaked, drain cleaner, dust on the light fixture in the bathroom, and an inch broke off of the living room blinds which was not like that when I moved out.
Asset is just in business for the money, they have no concern for their tenants. I could never recommend them to anyone.

I rented 261n 400w cedar city, through Asset Managment for about 4 months. Let me tell you, these people will do anything to get you out and steal your money. We had a puppy in the apartment for 1 day and we came home to a "3 day notice" to move out. We left the apartment spotless, cleaned carpets, and everything. The deposit came 2 weeks later to my new address and there were damage charges for "blinds, air filter, and door plate, odaban from animal, remove "satalite" cables and equipment. $285" The lease, carpet cleaning, and cleaning fee added totaled: $470. The "$700" deposit was now a check for $230. We didn't damage anything, and here are the pictures I took when we moved out. We were great tenants and always paid on time.

This company loves to take advantage of college students. They give you an apartment in bad condition just to charge you hundreds when you move out and the apartment is still in bad condition. Good luck getting your deposit back.

Edit: It is blatantly untrue to say I marked everything as satisfactory. We mentioned multiple times on the sheet different issues and that the apartment was filthy. I have already talked to the office multiple times to "discuss in further detail," and have been shut down. So I accept that you are not going to listen to my valid concerns and I will pay what I see as an unreasonablely high charge. However, my review will stay up as I have had a 1 star experience with your company, thank you.
