Forest at Duck Creek Apartments, Garland TX;

I think I've been patient enough in these apartments. It was all wrong shortly before we moved in. First issue was that the apartment was not ready when we were promised causing us not to have help from family and had to pay movers because our move in date changed. Once we got in and checked out the place the carpet still felt wet in certain parts (especially closets). I understand these apartments are not luxury but I think my 4 year old daughter can do a better interior paint job. We were told these apartment had a pool, kids were so excited. Everyday they kept asking, when is the pool going to open? The summer came and went and had to tell them it never opened. Speaking to neighbors around here they have said it hasn't been opened for about 3 years. That is false advertisement. Let's continue to the parking situation. There is no consistency on how the parking is being managed. some say reserved on top, some on bottom, the numbers are all faded. Every time there is a new resident moving in they always end up parking on my spot which I pay for. Unfortunately I had to call a tow truck this last time because the note I left was ignored. I have a feeling something went wrong when assigning spots. Our mailbox has been broken since December. I first came in to office and informed Priscilla about and she said that was the first time they heard about it. I waited and waited and saw no result. I submitted a ticket on Jan 11th and the next day it said it was completed. It was not. I purchased a vehicle and the title was never received because the mailboxes are still broken. I submitted a ticket yesterday again, for the same issue. Today I received this feedback request for the completed ticket which once again was not completed. Today i checked my mail and found there was actually mail in there and everyone on the same row as me. There is proof in my tickets that it is not fixed and mail still being left in there. In January I spoke to the post master about and they were aware, not sure why mail is being left. They maybe assume it is fixed, which it should have been already. Who will pay for my lost title for my vehicle? Weekends it's constant partying with loud music everywhere. Never feel safe because there is no security (visible) no cameras around the perimeter. With the nightly helicopter and police activity that happens at night the least these apartments can do is set up surveillance. There is not good circulation of air and is very moist in the apartments, I had to buy a de-humidifier so we would stop getting sick from all the mold that was on the windows. These apartments are a health risk. For the longest time I've been asked to take a survey but I was being patient with all the problems and didn't want anyone to get in trouble. My patience is now gone. The prices of these apartments are not worth it. I'm not sure what my next step is to get things done or find a way out earlier out of this place. I don't want to get a lawyer involved but with the amount of neglect to our basic needs it might be something I could explore.

I've left a review with the BBB as well. If you have any other options take it, do not trust this company! Wrote an email to them about the Trellis Apartments in Lake Highlands, no response. Filthy property, they give their employees no help so why would they care about their tenants. ONE maintenance person and ONE office manager, they really give zero cares.

It has been a couple of months since I moved out of this property and I have yet to receive a deposit refund. After a month, I spoke with the manager who informed me of the amount I would be receiving back and assured me the check had been sent to my forwarding address. After still not receiving it, I reached out and the manager stated she would look into the situation and get back to me. They have not returned any calls, voicemails, or emails. At this point, my calls are being screened. If I call from my number, no answer. If I call from another number, someone magically answers. Each time I get a chance to speak with someone I'm told I will be contacted back within 24 hours and of course I am not. The new manager refuses to even get on the phone with me and I've been told the other manager is on vacation for the last 3 weeks. I've now included the property management company in my emails/voicemails so I hope something will be done. There's no way it takes months to refund a deposit and if it does, they can still contact me and inform me of what's going on. This is unprofessional and irresponsible as a manager, office, and staff. If no one in the office can do the job, hire someone who can. If the system would allow me to leave 0 stars, I would.

Update: You stated you "regret that I've had a negative experience and would appreciate the chance to turn that experience around". However, you have that opportunity and refuse to take advantage. After speaking with Amerika, who was rude, condescending, and flat out unprofessional, she refused to assist me in figuring out where my deposit refund was. She refused to check to see when the check was sent out and instead gave me the number to a financial company who takes care of debt collections. I do not have any debt with this complex, in fact they owe me money. When inquiring about any debt that I may have, Amerika told me I would need to contact this company. I've attempted for a week to contact this company in California who does not answer calls or has not returned any of my voicemails. I've also contacted the property management company who continues to take messages but no one who can assist me will contact me back. They continue to refer me to Amanda who is the regional property manager but again, she has not responded. I'm still being told that Barbi is on vacation but I think she no longer works with the company because I've sent emails and they are now returning. The responses to these google reviews are fake. They write these responses to make it seem as though they are being helpful but never get back to you. I only receive a response when I write something here.

Unfortunately, I am very dissatisfied with my stay here. I have been a tenant since May 25, 2018 and have experienced nothing but troubles since I’ve moved. From being told my unit that I deposited money for weeks prior is not ready to not having my maintenance concerns handled and being charged unknowingly without explanation. They are unprofessional and unethical. Everytime you contact their office to file a complaint the regional manager is always out of town. There is not one soul in their office that actually cares about the tenants concerns. Best advice I have, if you are experiencing trouble is to seek legal help. What they are doing is unethical and is a violation of tenant rights. I have never been in a worse situation than this. Worst management office I’ve yet to see. It is so disappointing, because their properties are beautiful. If I could give zero stars I would.

FROM BAD TO WORSE UPDATE: So I lived here 2 years. There were plenty of issues but overall I tried to be nice. There were bugs and I was told I had to submit a work order every two weeks to get it addressed. I went without a stove more than once. Upon move out I was hit with charges for many items but apparently even though in my lease it says I paid my pet deposit they claim they didn't charge me for that they instead just kept the money "on my account" and applied it to items later so I do not get that back. Which is a breach of contract. Which I was told I should have taken up with the previous manager even though Barbie told me she wouldn't have even known until move out.

Their accounting manager for cirrus management it a fun one too, Elias. He pretends like the property has to change information and that he is really working on your side. But I called the property and they said they never approved the mark downs he said he discussed with them and that they could not change anything it was his account. The runaround is silly. I will be contacting a lawyer because even I had proof of my actions but they didn't and think that because they are a corporation that it isn't personal it is business. No this is people's lives and homes. If I can provide proof so should you. I was not allowed to have anyone from legals contact and could not speak to his direct report.

Next step lawyers I guess. Save yourself the trouble.

PREVIOUS REVIEW: I have been dealing with storm issues since June 16 2019. It is now January 31.. still not done I had a broken window and open chimney all winter. I am also dealing with bugs now from sitting water. They have had such turn over and say this is why but have not done anything to fix it and will not return my calls.

Good morning,
I am emailing you all because I am a resident at the Trellis apartments. I tried paying my rent online and I was appalled when I found out there was $26.82 "convenience" fee. How is that convenient for a resident to pay $26? I then, called the office, only to find out, they would no longer accept payments and I would have to pay my rent at either Walmart or Kroger. Again, tell me how that is convenient for residents? This is rude and this is robbery. I work everyday and it is not fair to residents to have to be inconvenienced in this way. Rent is already high enough, without these additional unnecessary fees! What will your company do to resolve this? My lease isn't over until June and I'm already planning my exit strategy. I am a loyal resident. I stayed at Soho for three years. I'm a good tenant, and I'm sure you have other good tenants. This is not fair to us. This is mean and cruel and most of all inconvenient. I would like to speak to someone about this.

MAILBOXES (NEXT DOOR TO OFFICE) BROKEN INTO FOR THE SECOND TIME IN 7 MONTHS. MAIL GONE!

NO POOL FOR 3 YEARS.
Sprinklers turned off for months so no grass.

There is no security, no maintenance men at Forest at Duck Creek, no one to answer emergency calls.
Garland police at my door late at night wanting to know why the door to the apt below is kicked in and water running (broken plumbing). I explained that the water has been like that for at least 2 weeks and I sent emails and phone calls.
They could not get a hold of anyone with property mgmt to let them know about break in.

No response, but from reading other reviews they probably won't respond and their not a good company. If they employee the people that I constantly encounter at these apartments then there is obviously someone that does terrible hiring on the payroll. My apartment complex goes through new management and employees every other 2-3 months. The management there now how been there the longest and now turning like all the others. I don't know if they tell these people to be rude and shady upon hiring them, but these apartment people have it down packed. It's terrible and somebody needs to figure this stuff out.
