I am a former tenant of a complex managed by Providence Property management doing business as Heritage Apartments in Pensacola, FL. Due to conditions made unsafe by agents of Heritage apartments maintenance crew, all of my electronics in the apartment were destroyed. After weeks of going back and forth with Rebecca who states she was being advised by corporate with no resolve, I elected to take the matter to small claims court. 07/31/19 Rebecca was served personally and accepted; our pre-trial conference where the defendant named was "Providence Investments c/o Heritage Apartment Homes" had no representation at the hearing so a default judgement was filed against them (although corporate and local representative was fully aware of pending legal action via email, fax confirmation, and text informing John (owner, who offered me $800 for all of my electronics) and Rebecca of intent to take legal action (also included when my keys were turned in on 07/31) they dissolved the business in an effort that I can't collect the judgement that it appears they intentionally didn't show for or send their attorney even after Rebecca was served because "technically" I can't get anything from a dead company.

It was not until the next day (09/12) that I noticed the names MAY affect collecting the debt. Since me moving on 07/31 it appears that the company has dissolved (less than two months).

Although my keys were turned in on the 31st, they still charged me for rent and utilities into August but again the company is no longer functioning in florida so it has been difficult to even contest the deposit as I am entitled to do in Florida and no address information was on envelope or check.

This whole situation just really opened my eyes to how crooked business dealings are being handled in the world and its really sad. I asked for 1900 initially
but sued for $5,000 because I had to move and replace all electronics in the apartment. Not sure about all other aspect of the Company but for property management needs I would not recommend at all. They are not managing anything. They deny and run. FYI: Court records are public information in Escambia county and the reviews on google for "heritage apartments pensacola". There is no way we ALL are being distrustful on our experiences with this company. John personally responded to me and told me he addressed with his staff and I would hear from them soon, he had Rebecca offer me 800$ and I disputed that amount since then John stopped attempting to resolve on the owner level and corporate withdrew as well so it was all left to deal with locally. All emails state that corporate was calling the shots on how we handled this at a local level in florida. Lastly Rebecca offered that if I wanted the 800$ I would need to come sign a release form to not sue and the check would be mailed (predatory). I am now looking at other avenues to pursue this company. Moved in 02/22/19 On 04/26/19 the motor in the AC unit had to be replaced NUMEROUS occasions after freon had to be pumped into the unit, 4th of july the AC went out completely they placed utility blower in my apartment and window AC for almost 2 weeks until a power surge occured that fried EVERYTHING!!! Not until 3 weeks later did they finally replace my inside and outside unit.....in July....in Florida.

**there was a lack of communication by the Pensacola property Manager and the company of what was really going on at the complex. Within a couple of days, I did receive the settlement via certified mail and an email apology explaining everything that happened to make me feel as I previously posted.

Vendors beware of this company. They don’t pay their vendors and will stop communicating with you. Their regional Stephanie has failed to return our calls and emails. We have not been paid since April and owe over 18k and we are one of many vendors! My family is about to lose our home because we spent our time and money to do work for them and they won’t pay us. This is their Riverdale property in Arkansas
