Update : the CEO Colby asked my to remove my review because it is not true ! Obviously is has never step foot in the community to see this pictures are accurate and true .
Homeowners are being scammed . The money being paid in fees is not being used to keep the community clean and safe

The is the WORST property management company
All they do is collect fees but do not respond to the concerns of homeowners
As of May 2024 Steve from 4 sight has admitted he does not always respond to emails from homeowners ! Which for one let you know that the communication with this property management company is also horrible .
There are major issues that have been ignored and for the past few months the repairs for the gym in the amenity center have had issues .
Just know that this company is a scam and that does not have any accountability.
The pool in our community has not been cleaned in around 2 weeks but that is a service that we as homeowners are paying for .
The amenities is not in working conditions but we have to continue to pay the fees .

Once again STEVE said he does not respond to all emails

Over time, some of the ponds have slowly been neglected, especially in the Clements Ranch Community

I emailed Colby Gschwend, the president of 4Sight he told me that was on Kaufman County to upkeep the ponds and clean up around them.

You have people who paid for a premium lot because of the pond access and view, but what's premium about it if it's not maintained.

I hate to say it, but it seems like the pond at the front entrance gets maintained a little better than the rest. The Amenity Center pond is only clean on the dock side, but on the back side, where homes are facing the pond, they could use some maintenance along with other ponds.

Excess aquatic weeds and green algae in pond detracts from the beauty of the property and can hurt fish populations.

Pond over by the soccer field had a lot of dead fish floating all over it 3 weeks ago that is due to the lack of oxygen.

Another thing to keep in mind is stagnant water that provides an optimal breeding habitat for mosquitos, and undesirable shoreline plants can harbor adult mosquitoes, snakes, rats, and other unwanted pests.

Get a landscape crew that will clean around the ponds better and hire a professional company to get these ponds together.

This has been an ongoing problem for the last 2 years now. Check the screenshot and photos below.

Our HOA has used 4Sight for 18 months now. They have taken us from a difficult financial position to financial health, engaged solid vendors who do good work for a fair price, and given us better processes. Their attention to our HOA's business has been as if this was their own community. Being a smaller, family owned business has had the advantage of custom solutions rather than the one size fits all approach we were getting from our previous community management company.

4Sight found all our documents at the county clerk's office, some we didn't even know we had, suggested some revisions and helped us write design guidelines, fining policy and leasing policy. Their input in this process was incredibly helpful, extensive and included in their management fee.

By looking at the original plats from 25 years ago, they found areas of our property that we had been maintaining but did not belong to our HOA, so they are saving us the cost of maintenance and possibly the cost of rebuilding a brick wall, TBD.

They transitioned us from cash accounting to accrual, which was difficult and not without some hiccups, but our budget is now much simpler to understand. They are helping us to conserve resources and build a reserve fund, yet be realistic about our budget.

​I am a real estate broker. Recently, we tried to buy a property in Frisco at The Meadow Hill Estates. A seller put the house on the market. We offered almost full price and put it under contract. The buyer did an inspection and all reasonable things, and we were excited and went with a mortgage at full speed. Then, we got the HOA documents called HOA resale certificates. It is unbelievable that the HOA added a new clause in April 2024, saying Leasing Restrictions

"1.2- Leasing Approved within the Association:
a. Owners may lease their property within Meadow Hill Estates Homeowners Association, Inc. after they have
owned and lived in the property for at least one (1) year.
b. An owner that violates this rule shall be fined $3,500.00 per month."

If we lease, it will be a $3500.00 fine every month.
We returned to the seller and told them we were not buying because we couldn't buy and lease. We already have a willing tenant to move in, but we can't lease it for the first year.

We told the seller we would not buy and keep it vacant. We will buy if they can give a $30,000.00 price reduction due to these leasing restrictions. The seller agreed to $20,000.00 less than the contract price. We said no and backed out of the deal. We looked at the HOA, and it is managed by 4sight Management.
Dear homeowners, please change this rule immediately at the next meeting so you all make more money when you sell. HOA companies will convince you that this is good for homeowners, but it is not. This is a real-life experience. We terminated the deal on February 4th, 2025.

Most homeowners don't attend HOA meetings, and some take advantage of these new rule changes without many people knowing. Homeowners will know when they try to sell.
Remember that in a bad market, only investors will buy your property. But with these stupid rules you add to the HOA rules, smart people will not buy, and Homeowners will be the big-time losers! Stay away from 4 Sight Management. Please do not allow them to ruin your hard-earned money.

We had a storm 05/27/2024. It’s now 6/10 and we still do not know what damage the storm caused to the pool. I do know there are PRE-EXISTING issues with the pool. We have a communication from Steve prior to the storm saying the pumps are in need of repair/replacement. He discussed this issue at our annual meeting prior to the storm. We also have pictures and communication from Steve saying the pool furniture is being ordered because it is broken. This was also prior to the storm. Again PRE-EXISTING. During the storm some branches/leaves were blown around and a few chairs, but as far as damage, we have not been giving information on what NEW damage happened because of the storm. My fear is they are trying to get the PRE-EXISTING damage covered under insurance, which is insurance fraud. This will cause significant financial issues for our community when the insurance company finds this information out. 4Sight is not working in the best interest of our community.

My experience with this company for my HOA community has been excellent. The former manager James at 4Sight addressed all my concerns promptly, especially regarding a neighbor issue when I moved into my area.

The new manager Steve is even more personable and responsive. Attending HOA meetings helps understand the rules, and they're receptive to addressing most issues. No violations or any issues so far. One time I had a life issue and mentioned why my yard wasn’t decent and they took note of it and gave me some grace.

I'll update my review promptly if anything changes.

Overall most property management companies get a lot of flack from folks who don't follow established rules (there will always be a group of folks, leading to bad reviews). I have found that 4Sight property Management tend to be professional in my interactions, and they have worked with me on questions/issues I had. Great service and support to clients.

Go up
