If you see other bad reviews, believe them. They take weeks to respond and forget about having reasonable charges on your security deposit. Pics are just some of the items I had to clean upon in. I hired professional cleaners at move out and still was charged telling me I got a "good deal." Speaker was stolen by maintenance and was also ignored when it was reported. Teresa and Roseanna are the worst people to even try to get them to be reasonable and won't stop until they face a major lawsuit.

This place was fantastic to deal with when the owners were in charge. However, after they retired and handed it over to the staff, it quickly became a joke. As a long-time renter, I eventually left, and they kept most of my deposit after refusing to meet for the walk-through. I won't recommend or rent from 365 again. My advice: rent from a private landlord instead—management companies just don't seem to care.

By far the worst property management company I've ever rented from. They don't call back, maintenance requests go unanswered for months. Have had a water leak for almost a month now, left multiple requests in their portal, no response.
Guess when it turns into a mold situation they wont have a choice. They give you 4 hours schedule for your inspection tell you they will charge $50 if they cannot get in the property then they don't show up. I'd like to charge them my hourly pay for sitting for 4 hours only to watch them drive away after inspecting another property on location and not attempt to inspect my property. Despicable......

Awful property management company, currently waiting on my security deposit back over 3 months after my move out , they’re trying to charge a1500 cleaning fee after we our apartment spotless. The landlady (Teresa) was constantly unresponsive to our emails and attempts to contact her throughout our lease. On the day of our move in we were told our apartment was cleaned, however the apartment was dusty, filled with spider corpses, and looked like it had been sitting vacant and untouched by the company for MONTHS. I’ve had a lot of experiences with property management companies and this one has been by far the worst. They’re shady, unprofessional, and they will try their hardest to steal your security deposit. LOOK FOR ANYWHERE ELSE ON YOUR APARTMENT SEARCH, THESE PEOPLE ARE NOT TO BE TRUSTED

They don’t care about their tenants and when things like the lawn mowers break they tell you to figure it out - so get ready for all the responsibility of owning a home without actually owning the home. Same with mice and wasp nests around here; you're on your own. A few times a month, the staff in the 365 pickup trucks will use your dumpster and usually fill it about halfway. Still waiting on a new recycling bin over a month after posting the request by the way. One of the staff told my partner that it would be arriving in a few days; that was about 2 weeks ago.
One day I was locked out of my apartment on a weekend and called the emergency line as instructed in the agreement. They responded 2-3 hours later and basically told me they can’t get someone out to unlock the door so again, you're on your own. If you make a banking error despite being on time, you will get locked out of the payment portal, be forced to get a cashiers check, and drive almost an hour to Greeley because they can't be bothered to help you fix the error. Of course, they charged fees for that.
All in all, don’t use this property “management”. They don’t manage; they take your money and tell you to figure out your own issues. 365, like all your other reviewers say, do better. Maybe you should spend less time on Google reviews posting rebuttals and figure out how to better manage your company.

DO NOT RENT FROM HERE. There are so many better options to rent from. They are extremely out of touch with their properties and tenants. Teresa takes 2 weeks to reply to an email (forget about ever getting a phone call back) You will get charged $800 in cleaning fees after only being there for 1 year and deep cleaning yourself, and they raise the rent each year. They charge you for maintenance visits. Just all around a bad, money hungry property management company.

I should have looked at the reviews before I ever tried to work with this sad excuse of a business. I have worked many varieties of jobs, and when you work with customers, scheduling something timed, you never leave AT the time they were supposed to arrive. Unless this place just has bad policies, that probably isn’t the case with them either. The lady at the other end of +1 (970) 568-2149 is an absolute unprofessional nightmare. She said she was 25 minutes away when I called at 4:24 and our appointment was for 4:15 I’m not sure what kind of people you hire, but I would reconsider your process. This made you guys look terrible, unprofessional, and hopefully you lose more business over stuff like this until you weed out people like her.
Phone calls with time stamps included. If she was 25 minutes away she left WAY before the time I was supposed to arrive.
