This management company is a complete Joke. If I could give zero stars I would, they’re not worth even 1 star.
Every person that answers the phone is always rude, as if they’re above you, everything negative that has been reviewed about this company in the last 6months is 100% accurate. They knit pick every little thing, forget about having kids and trying to rent with this company, god forbid your kids leave toys outside or that your trying to move in and have a pile of boxes and they’ll demand its cleaned up and then threaten you with eviction. They have no respect for any of their tenants. They harass you and bully you, they claim to have items in your lease that or not truly there. They will threaten you with eviction for just about anything. They constantly drive by your property and take pictures. They have no morals nor do they care that they make their tenants feel unwelcome. Karen is the worst among them all, she acts like she’s the sweetest lady until you prove her wrong or put her in her place and she feels threatened or if your a woman prettier than her she immediately hates you. Keep your men away from her also because she tends to be overly friendly, and doesn’t care if your spouse is right there or not, she does not act in an appropriate manner with male tenants. This place claims to enjoy renting to people with children, guess what they simply just don’t care. They’re all about making money, what happened to allowing tenants to make the rentals their homes? They are the ones that reside there not 221. Stay clear from this place they’re not as great as they claim.

I have rented from 221 Property Services for about 2 years now and they are an absolute joy to work with! Any and all of my concerns and issues are taken care of in a very timely manner. All of the staff here are absolutely awesome!! Jesse, Karen, and Lisa are professional and personable and really go out of their way to make sure the tenants are taken care of. We lived in one of their properties and the owner all of a sudden unfortunately was going through some real tough personal stuff and had to sell the house (completely understandable.) The ladies from 221 not only made sure I had very timely notice (more than they needed to) but also helped us find another beautiful home to rent! I mean it when I say for landlords this company is worth their weight in Gold!! Thank You 221 Property Services

We are out-of-state investors and 221 has managed our 4 residential properties in Grants Pass for over 15+ years and from a Landlords view they've ALWAYS handled things professionally and done an AAA job!

221's new Owner Rob Chisholm has revived the "whole vibe" by moving all his operations into a new GP location bringing along the seasoned Office Staff of Karen, Jesse, Lisa & Trudy along with the talented Maintenance Team of Weldon, Shane & Josh.

In the near future I'll sell CA commercial properties and exchange them for 1031 purchases and look forward to 221 handling everything as our Realtors & Mngmt Co. Being an owner/landlord there are now so many legal aspects with rental property management that the "real smart-move" is to have it overseen by a professional.

Hoping this review helps future Tenants looking to rent & Landlords looking for sound advise!

As far as property management goes, they are right on top of repairs! We have rented from them for 15 years, and the recent new management has been a 100 percent improvement. Friendly, approachable office staff and professional, honest and personable handymen make renting an enjoyable experience. UPDATE: Under new ownership. The name has changed to Realwise Property Management

I was waiting to leave a review until after I got my security deposit back. I was very excited to get back almost all of it because I kept the place in good shape. 221 was my first experience renting from a property management company and not a private renter and it was a really good experience. They weren’t intrusive at all, they responded to maintenance requests usually same day, and they only ever bugged me to let me know when maintenance was coming to do work on the property. Karen was very helpful and patient with me as I was unfamiliar with the process and she helped make a very stressful situation a lot easier. I would definitely recommend them over other property management places if you are younger. I’m only 20 and this was the only place that would let me rent from them without having a co signer that owned property.

If you are a landlord, I highly recommend managing your own properties. They placed tenants in our property who did not have the financial ability to pay the rent, who were evicted, who destroyed our property, held parties at night, and hit and ran our neighbor's building while drunk. Our properties are high end and there was absolutely no excuse for them placing unqualified people in our property, except for the fact that they charged us every time they placed a new tenant. They told us it was just impossible to keep a tenant over a year. Totally untrue! Under my management, I have had tenants who have stayed over 5 years and a minimum of 2 years.

Once we took over management of our properties, the current tenants told us what was going on. They didn't even clean between tenants. They had one move out, and the next day, the new one move in. I assumed they were cleaning at night. Nope. No cleaning in between tenants. They did not take care of our property. The landscaping firm they recommended didn't even have the irrigation system working. What a nightmare! So extremely disappointing after Pam presented herself as only managing well kept properties, which ours was until they started managing it.

Would have left 0 stars if that was an option.

eta: No, Pam, most certainly did NOT brand the wrong company. Also, forgot to include how Karen insisted we allow pets, and then rented to her friend, whose dog urinated all over our decks and ruined them. Dog also pooped in the house and carpet had to be replaced. Disgusting!

This property management is good to rent from. They seem to care and understand that just because I am renting does not negate the fact that this is my home. I dont feel jerked around or bullied like in the past with other Grants Pass property management companies.

They respond the quickest I have seen to maintenance requests and do good quality repairs. Also, they are probably the least intrusive on their tenants.

They have all the same rules and fines for breaking rules that other property management places have but they aren't all up in my business. Other places I was just as good a tenant and have had a hard time working with them. Definately not the cutthroat business I have seen as with other property management in Grants Pass.
